General information only

Everything on Landlord Rulebook (landlordrulebook.com) is general information, published to help readers understand US landlord and tenant rules. It is not legal or tax advice, and it does not take your lease, your property, your location or your circumstances into account. Ask the court, your state agency, a lawyer or legal aid about your case.

Not a law firm

Landlord Rulebook is not a law firm, and it does not offer legal services or represent anyone. Reading this site, using a calculator or writing to us does not create an attorney-client relationship. What you send us is not protected the way a conversation with your own lawyer can be. Nothing here takes the place of a lawyer who knows your facts and your state.

Tax

Notes on rental income, deductions and depreciation are general and carry the year of the IRS source they come from. They are not tax advice. Ask the IRS, your state tax agency or a tax professional about your return.

Rules vary by state and city

There is no single US landlord and tenant law. Deposits, notices, late fees, repairs, rent limits and eviction steps differ from state to state, and a city or county can add its own rules on top. Many rules also depend on how many units you own, the type of property, a subsidy, or what the lease says. A rule on a page for one state does not apply in another, and a state rule may not cover every city. Where we have not read a state’s rule, the page says “not confirmed”, and that tells you nothing about what the rule is.

The law changes

Statutes, court rules, agency guidance, rent caps and fees change, sometimes quickly, and new laws can take effect at any time. Each state figure shows the day we read it, and it may have changed since. Check the current rule with the original source, your court or your state agency before you rely on it.

Deadlines, notices and court cases

Legal deadlines can be short, and a missed date or a faulty notice can cost you a case, money or your home. The notice or court paper in front of you, the court and the current statute decide what applies, not this site. Nothing here stops a deadline running. If you are facing an eviction or have a court date, contact the court and a lawyer or legal aid office right away.

We describe the lawful process only. Nothing on this site tells you to change locks, cut off utilities, remove belongings or otherwise act without the court process your state requires.

Letters and forms

We host no leases, notices or forms to copy. Sample wording shows what a letter should cover. It does not replace a required state or court form, and it may not meet your state’s rules. Get forms from the court or state.

Estimates only

Published cost ranges and worked figures are estimates. They are not quotes, bids or guarantees, and they say nothing on whether a price, rent or fee is right. Statutory caps, rates and court fees are shown as read on the date given. Other charges may apply.

Calculators

Calculators give estimates based on what you enter and on the figures and assumptions they show. They do not say what you may charge, what you owe or whether an amount is lawful. A lease, a local rule or an exemption can change the answer.

Accuracy

Pages are checked against the sources they cite, but no check catches everything. Check important details with the original source before you rely on them. See also our terms of use.

How our content is made

Every page is fact-checked against its sources before it is published. Pages appear under the Landlord Rulebook name. Our editorial policy explains the process.

Advertising and independence

Landlord Rulebook is funded by display advertising. Advertisers have no say over what we publish, and an ad on a page is not an endorsement. We use no affiliate links, accept no paid placements, sell no leads and make no lawyer referrals. Names of companies, agencies, courts and publishers are used only to identify them, and we are not affiliated with them.

We link to statutes, courts, agencies and other websites so you can check what we say. We do not control those sites and are not responsible for their content.

Questions and corrections

If you think something is wrong, email contact@landlordrulebook.com with the page address and a source, and we will look at it. See also our corrections page.
